Sugar Land "north".  Area from FM 1464 to Belfort, to Eldridge to US 90A.

Part of this area is the original town of Sugar Land, a company town. The old company headquarters and what is left of the sugar processing and storage facilities are on US 90A. Commercial and residential development of the area which extends to Constellation Field, home of the Sugar Land Skeeters, a minor league baseball park to the old char house with Imperial Pure Cane Sugar in neon at the top. This area  is being developed under the name Imperial.  A new addition is the Fort Bend Children's Discovery Center which features "Kidropolis".  Many homes were built in 1970's and 80's..

The estimated population of Sugar Land in 2011 was 84,511 within the city limits with 28,371 dwellings with a diversity of races including a large Asian population with a mean household income of $130,505 in 2010.  First Colony Mall, the AMC theater and the "new downtown" area of Sugar Land are located in First Colony with many restaurants and shops.  Restaurants, shops and an HEB supermarket are  along State Highway 6 nearby. Located only 20 miles from downtown Houston, Sugar Land is one of America's most live able cities.

Originally this area grew sugar cane and the sugar company bought and processed it into sugar. As time went on sugar cane ceased to be grown here but the family owned Imperial Sugar thrived. A town grew up with company employees living close by.

Ashford Lakes (Map)  Most houses built from 1999 to 2007. Values range from $240,000 to 370,000   with an average of $295,000.

Barrington Place (Map)  Homes built from 1982 to 1999. Square footage of homes ranges from 1261   to 2788.  Values range from $115,000 to $250,000 with an average of $168,000.

Covington Woods (Map) and Imperial Estates (Map). Homes built from 1972to 1977 with 1350 to 2000 square feet.  Values range from $115,000 to $215,000.

Covington West (Map)  Many homes built from 1976 to 1978 with 1700 to 2300 sq.ft. Values range from $94,000 tp $180,000 with an average of $144,000.

Sugar Mill (Map)  Values range mostly from $180,000 to $400,000 with an average of $286,000.       Homes were built from 1983 to 1992 with sizes ranging from 1850 to 4100 sq.ft.

Ragus Lake (Map) built mostly in 1983 these houses range in size from 1320 to 1750 sq.ft. Values     range from S$93,000 to $150,000 with an average of  $132,000.

Gannoway Lake Estates (Map) home sizes range from 2800 to 4000 sq.ft. Most were built in 2003 to 2005.  Values range from $235,000 to $400,000 with an average of $310,000.

Glen Laurel (MapThe Reserve at Glen Laurel (Map) homes vary from 1700 to 3500 sq.ft. built from 1999 to 2006 and range in value from $175,000 to $340,000 with an average of $251,000

Greenbriar (Map) Built in 1970-71 with 1215 to 1700 sq.ft. Value range $95,000 to $157,000         with  average of $120,000.

Imperial (Map) by Constellation Field and old Sugar Land. Started 2014 values range from $453,000 to $750,000 for 2000 to 4250 sq.ft.

Imperial Woods (Map)  homes were built 1972-1978 with 1650 to 2100 sq.ft. Values range from $100,000 to $215,000 with an average of $160,000

Oak Lake Court (Map) Homes built in 2005-06 with 1221 to 2684 sq.ft. Prices range from $127,000 to $253,000 with an average of $161,000.

Oak Lake Estates (Map),  built from1993 to 2000 with 2200 to 4000 sq.ft. Values range from $170,000   to $260,000 with an average of $210,000

The Orchard, near 90A, entrance on Wood St. Small subdivision, 2011-1013. Values range from       $490,000 to $670,000.

Park Pointe (Map) Homes range in value from $155,000 to $265,000 with an average of. Homes were built from 1996 to 2000 with 1525 to 3300 sq.ft.

Sugar Grove  (Map) FBISD schools are zoned to Lakeview, Garcia, Austin.  Home values range from $140,000 to $265,000 with an average of $192,000. Homes were built from1996 to 2000 having 1525 to 3700 sq.ft.

Village of Oak Lake ( Map) FBISD schools zoned to Oyster Creek, Garcia, Austin. Homes range in value from $130,000 to $275,000. Homes were built from 1985 to 2001 with 1730 to 4000 sq.ft.

Woodbridge Estates (Map)  Home values range from 326,000 to $450,000 with an average of $378,000.  Homes were built from 2001 to 2004 having 3200 to 5200 sq.ft. FBISD schools are zoned to Drabek, Garcia, Austin.

Old Sugar Land, north of 90A. Some homes in other subdivisions are contained in this display of homes for sale.  This area is part of the original townsite of Sugar Land and is undergoing rejuvination.


Schools and Colleges

Public schools are in Fort Bend Ind.School Dist. Most of the high school students are zoned to Kempner High School, 14777 Voss Road, Sugar Land 77498 in north Sugar Land or Austin High School.  Many of the Junior High school students attend Sugar Land Middle School, 321 Seventh Street, Sugar Land 77498 in old Sugar Land and Garcia Middle School.  Elementary schools include: Sugar Mill Elementary School, 13707 Jess Pirtle, Sugar Land 77498.  If schools are important check FBISD attendance zones by address before buying.  Also confirm with the school district to see if zoning is changing in the near future.

Houston Community College has a 70 acre campus which opened in 2009 and serves over 10,000 students in Stafford.  WCJC and the University of Houston have a joint campus closeby on west side of Sugar Land in Telfair.  A Wharton County Junior College trade school is located in Richmond.

Private schools are available. St. Laurance Catholic School on Sweetwater in Sugar Land has pre-K through 8th grade.  Fort Bend Christian (Baptist) Academy is located on 7th Street in Sugar Land with pre-K through High School. Calvary Episcopal School on FM 762 in Richmond has pre-K through High School. Faith Lutheran School and Preschool (No Public website), Brooks Street, pre-K through 5 th. Honor Roll School, Sweetwater Blvd, Sugar Land 2 year old through 8th grade. A number of other private schools are available for younger children.
